If you want to get your home sold quickly and for the most amount of money, I have three tips to share with you that will help you do so.
The first is don’t wait. Get your home on the market right now. Late March, early April, and May are when most of the Accepted Offers in our market occur. I know you’ve probably heard that June is the best month for getting properties sold, but that’s only because those are the offers that were accepted from now through May that end up closing in June.
Now that the weather is getting nicer, most people want to find a house now and close after school gets out. That’s usually how the cycle works in our market. It will take a little bit of work to get your house market-ready now, but it’s worth it. You’ll expose it to more buyers this time of year than you would later in the year.

My second tip is to price your home correctly. Don’t leave room for negotiation in your price. When a home is priced correctly, it sells quicker and for more money than if it’s priced too high. According to statistics from the National Association of Realtors, the length of time your home is on the market is directly proportional to you getting lower offers for it. If you do a price reduction because you priced it too high and buyers start avoiding your listing, you’ll only have to make further reductions and you could possibly have to settle for a lowball offer. Either way, in the end you sell for less.
My third tip is to do market research on the neighborhood your home is in and hire an agent. Your market research should include the other surrounding houses that have recently sold and closed. The agent you hire should be someone who knows how to bring your property to the market and expose it to the most amount of buyers in a timeframe that makes sense.
